  1. Financing: talk with a lender and compare the complete monthly payment, not only principal and interest.
  2. Available funds: separate the down payment, closing costs, inspection, appraisal, and reserves.
  3. Priorities: divide needs from preferences, including area, size, bedrooms, HOA, and commute.
  4. Timing: define when you need to move and how much time you can give the process.
  5. Risks: review condition, insurance, flood exposure, permits, and association rules when applicable.
Documents a lender may request

Identification, proof of income, bank statements, employment information, debts, and permission to review credit. Requirements vary by program and borrower profile.

Questions for each property

Numbers to review

  3. Operating expenses: taxes, insurance, HOA, maintenance, management, utilities, and reserves.
  4. Debt: mortgage payment and terms that affect monthly cash flow.
  5. Exit strategy: hold, refinance, improve, sell, or change a permitted use.
Cap rate and cash-on-cash are different

Cap rate compares annual NOI with price and excludes debt. Cash-on-cash compares annual cash flow after debt with the total cash invested.

What to verify beyond the numbers

Zoning, licenses, condition, insurance, real demand, existing leases, restrictions, and the cost of problems that are not yet visible.
