The Miami-Dade market: what to compare before deciding
A headline about “the Miami market” is a starting point. Evaluating a Homestead house, a Kendall condo or a Brickell apartment requires a closer look at the property type and specific location.
Compare equivalent periods and property types
Before interpreting a change, record the report's month, area and property type. Do not mix single-family home prices with condominium prices. A change in the county's median price does not mean every property's value moved by that percentage: the mix of homes sold can change too.
Ask three questions
- What sold? Review comparable closings and dates as well as asking prices.
- What is competing today? Look at available options with similar size, condition and expenses.
- What changes the real cost? Compare insurance, association fees, condition, repairs and financing.
