Buying in Homestead or Kendall: compare the full cost
Two homes with the same price can require different monthly budgets. Before choosing between Homestead, Kendall or another Miami-Dade area, compare each address using the same cost categories.
Start with that property's expenses
Loan principal and interest are only part of the picture. Review property taxes, homeowners insurance, possible mortgage insurance and association fees. The CFPB explains that HOA fees are usually paid separately. Also ask about flood or wind coverage, special assessments and maintenance, as applicable to the property.
Do not copy the seller's tax bill
The Miami-Dade Property Appraiser warns that a sale can change the assessed value and the following year's tax bill. Use its estimator as an approximation and verify the inputs; the seller's current bill does not guarantee your future taxes.
Compare with a short checklist
- Ask your lender for the loan payment and confirm what its estimate includes.
- Obtain insurance quotes for the specific address.
- Request current association fees and available association documents.
- Leave room in your budget for repairs and nonrecurring expenses.
